## Notification Requirement

Before proceeding with eviction, landlords are required to provide a 30-day notice to the tenant. This notice must be delivered through a Notary Public or via registered mail. The notice serves as a formal request for the tenant to comply with the lease terms.

## Conditions for Eviction

Under Article 25 of Dubai's rental law, a landlord can request eviction if a tenant leaves a business property unoccupied for 30 consecutive days or 90 non-consecutive days within a year without a valid reason. Additionally, if a tenant fails to meet their obligations under the lease contract within 30 days of receiving a notice, the landlord may proceed with eviction.
