## Understanding Ejari
Ejari is an online registration system established by the Dubai Land Department (DLD) to manage and document rental contracts in Dubai. Since 2010, it has been mandatory for all tenancy agreements to be registered through Ejari, ensuring they are legally recognized by government authorities.
## Responsibility for Ejari Renewal
According to Dubai's rental law, the landlord is responsible for registering the tenancy contract with Ejari. However, the tenant typically pays the renewal fees unless the contract specifies otherwise. This is based on Article 22 of Law No. 26 of 2007, which mandates that tenants cover government fees related to property use unless agreed differently in the contract.
## When to Renew Ejari
Ejari must be renewed annually with the tenancy contract. Additionally, it needs updating if there are changes in rent, tenant's name, or property details. Any significant alteration in the tenancy arrangement requires a new Ejari registration.
## Ejari Renewal Costs
The cost of renewing Ejari varies depending on the method used. Online renewal via the DLD website or Dubai REST app costs approximately Dh177.75, including various fees and VAT. If done through Real Estate Services Trustee Centres, the total cost is around Dh220, including similar fees and VAT.
