Dubai has enacted a new law to regulate shared housing, aiming to protect the rights of property owners and tenants while ensuring safe living conditions. The law, issued by Mohammed bin Rashid Al Maktoum, applies to private and free zones in the emirate.

## Compliance and Permits

Property owners and companies must obtain permits to designate properties as shared housing. Existing shared housing operations have one year to comply with the new regulations. Permits, valid for one year, require adherence to technical standards, including occupancy limits and space per resident.

## Oversight and Management

Dubai Municipality will oversee shared housing, setting policies and determining areas where such housing is allowed. A digital platform will manage permits and records. The Dubai Land Department will maintain a registry of shared housing units, ensuring contracts include necessary details like landlord information and resident numbers.

## Leasing and Penalties

Only authorized entities can lease shared housing units. Violations of the law can result in fines ranging from Dh500 to Dh500,000, with repeat offenses potentially doubling fines up to Dh1 million. Additional penalties may include suspending activities or revoking permits.

## Dispute Resolution

The Dubai Rental Disputes Center will handle disputes related to shared housing, ensuring compliance with the new law. The law will take effect 180 days after its publication in the Official Gazette.
