## Details of the Property

The newly acquired property is a seven-building office complex, offering over 47,000 square meters of net leasable office space. Completed in early 2026, the complex is already 99% occupied with tenants such as TAQA, the Department of Energy, and the Mohamed bin Zayed University of Artificial Intelligence.

Located near Zayed International Airport, Masdar City Square benefits from excellent connectivity to major highways linking Abu Dhabi and Dubai. The buildings are designed to meet high sustainability standards, aiming for LEED Platinum and WELL Gold certifications, and feature solar photovoltaic systems.

## Expanding Portfolio

This acquisition is part of a broader strategy by the Aldar-Mubadala JV, which was formed in 2024 to focus on investments in Masdar City. With this latest addition, the JV now holds over 158,000 square meters of commercial space and more than 1,400 fully occupied residential units.

## Future Prospects

The joint venture continues to strengthen its presence in Masdar City, with a diverse tenant base that includes organizations like IRENA, Siemens, and the UAE Space Agency. The average lease term across their portfolio is approximately 5.2 years, indicating stable long-term occupancy.
