## New Regulations for Shared Housing in Dubai

Dubai has introduced a new law regulating shared housing, which mandates that each occupant must have a separate tenancy contract. This law applies to all real estate units within the emirate, including special development areas and freehold zones.

## Exclusions and Requirements

The law, however, does not cover collective labor accommodations. For other shared housing, landlords are required to enter into individual agreements with each tenant. These agreements must be registered in the shared housing record, and a copy should be provided to the tenant.

## Responsibilities of Landlords and Tenants

Landlords must ensure that the terms of the tenancy comply with relevant permits and that the space is handed over on the agreed date. The space should be suitable for its intended use throughout the contract term. Tenants, on their part, are prohibited from subleasing their allocated space. Any agreement violating this rule is considered invalid.
