Aldar Properties and Abu Dhabi Commercial Bank (ADCB) have introduced a new mortgage framework in Abu Dhabi, allowing buyers of off-plan properties to secure financing after paying 50% of the purchase price. This initiative is part of a framework developed by the Abu Dhabi Real Estate Centre (ADREC).

## How It Works

The framework permits buyers who have paid half of the property's value to mortgage the remaining amount before the property's completion. Banks can finance the remaining construction payments and the final handover amount. This provides buyers with earlier certainty over borrowing costs and reduces the need for upfront cash.

The new system allows mortgage interests to be recorded in the Initial Real Estate Register, enhancing transparency and providing clarity for all parties involved. It also offers lenders a formal interest in the property before completion, potentially strengthening protections in case of disputes.

## Participating Institutions

The service is available to institutions that meet specific requirements, with Aldar offering the financing route through its Home Finance service. This service connects customers with mortgage options from over six conventional and Islamic banks, including ADCB, Abu Dhabi Islamic Bank, and Emirates NBD.
