## Major Housing Expansion in Abu Dhabi
Abu Dhabi is set to significantly expand its residential offerings, with plans to add 71,000 new homes by 2030. The largest wave of these new homes, approximately 21,800 units, is expected to be delivered in 2028. This expansion will primarily be concentrated in six key districts: Al Saadiyat Island, Al Reem Island, Yas Island, Zayed City, Khalifa City, and Al Hudayriyat Island.
## Investment Zones Lead the Way
Investment zones are playing a crucial role in this development, with nine major developers responsible for 76% of the projects. These zones are expected to drive 77% of the residential supply growth, focusing on high-end and mid-market apartments and villas.
## Rising Lease Prices
The increase in housing supply comes amid rising lease prices. Apartment rents have increased by 17%, while villa rents have seen a 9% rise. In investment zones, these figures are even higher, with apartment and villa rents increasing by 21% and 16%, respectively.
## Strong Market Performance
The real estate market in Abu Dhabi has shown resilience, supported by strong demand and clear regulations. In the first half of 2026, the emirate recorded 233,000 active residential lease contracts, with total lease values reaching Dh9.3 billion, marking an 8% increase from the previous year.
## Investment Zones and Sales
Investment zones accounted for over 22% of the total residential stock, with Al Reem Island leading in unit numbers. Residential sales have also been robust, with off-plan properties dominating the market. Hudayriyat Island recorded the highest residential sales value, followed by Saadiyat Island and Al Reem Island.
## Office and Retail Space
Abu Dhabi's retail and office spaces remain highly occupied, with retail supply reaching 3.85 million square meters and office supply at 3.4 million square meters. Occupancy rates are high, and new-lease prices have seen significant increases.
