Dubai Residential REIT approves Dh573 million payout after profit surges 15%

Dubai Residential REIT has declared an interim cash dividend of Dh573.2 million following a 15.1% increase in net profit for the first half of 2026. This payout corresponds to 4.4 fils per unit, representing 80% of the REIT's net profit before adjustments for property value changes.

## Financial Performance

The REIT's revenue rose by 8.1% year-on-year, reaching Dh1.04 billion, driven by higher rental rates and improved occupancy. The average revenue per leased residential unit increased by 7.7%, while the average revenue per leased square foot grew by 7.5%. Adjusted EBITDA saw a 14.6% rise, with the margin improving to 79.4%.

## Occupancy and Portfolio Growth

Occupancy rates climbed to 98.6%, with tenant retention improving to 94.1%. The portfolio expanded to 35,976 residential units, including new acquisitions in Jebel Ali Village and Garden View Villas. The gross asset value increased by 6.9% to Dh25.2 billion.

## Future Plans

The REIT is considering further acquisitions, having expressed interest in three residential projects totaling 555 units. The company aims to continue leveraging its residential platform to deliver stable income and long-term value for its unitholders.
